The problem with refurbished homes is that many construct the house in such haste so that they can earn profit immediately. When this happens, it might mean that the contractors or previous sellers spend so little on the construction or use inferior quality of materials.
After all that, they'll sell it for an excessive amount which doesn't match the materials they use. Many first-time buyers will be lured by the beautiful interior, not taking a closer look and checking if it was made of quality materials.
If your seller is left, they'll have the proper certification to show that every work done on the house is according to the standards. You don't want to worry about faulty plumbing and wiring when you move in and start all over again in those aspects. You want to make sure that your sellers will hand over the house to you in a good, livable condition.
